If you've ever cruised down Pittwater Rd and thought this place has so much potential — well, Northern Beaches Council is right there with you.

Council has just voted to submit the Brookvale Precinct Planning Proposal to the NSW Department of Planning for endorsement, and it's a big deal for the Northern Beaches' most exciting (and let's be honest, most underrated) suburb.

Think new parks, fresh housing, more jobs — and yes, the breweries and creative businesses that make Brookvale Brookvale are staying put.

So what's actually in the plan?

The proposal is the result of years of consultation and builds on Council's 2023 Brookvale Structure Plan. In short, it's a roadmap for how the area grows — smartly — over the long term. Here's what's on the table:

• Up to 2,900 new homes close to jobs, transport and services
• New public parks, open spaces and community facilities
• A 5–10% affordable housing target
• The retention of industrial land and nearly 50,000sqm of new employment floor space (so the working heart of the Beaches stays beating)
• Upgrades to roads, footpaths, public domain and transport connections
• Growth tied directly to the delivery of public infrastructure — so the good stuff has to come first

What does this mean? The plan specifically calls out the need to protect and celebrate Brookvale's arts scene, brewery culture, health services and industrial character. This isn't about turning Brookie into just another apartment strip — it's about growing it while keeping its soul intact.

Northern Beaches Mayor Sue Heins put it well: "Brookvale is the economic heart of the Northern Beaches and this proposal provides a clear plan to accommodate future growth while preserving the creativity and employment strengths that make the precinct unique."
